Brand feature and ownership disclosure: X7 Stays and Jukebox Culture share ownership. This article promotes X7 Stays’ services.

A booking notification is the easy part. Running a short-term rental means keeping up with pricing, guest questions, cleaning schedules and the small problems that rarely arrive at convenient times.

If your Airbnb or Vrbo property already gets bookings but still consumes your evenings, the useful question is what a management company will actually take off your plate. Before choosing a manager, get clear answers to these seven questions.

1. What is included in the management fee?

Ask for a written list of responsibilities. Listing updates, guest messaging and cleaning coordination are distinct services. Find out which are included, which cost extra and which remain your responsibility.

X7 Stays offers two management scopes: 15% remote cohosting for pricing, listing strategy and guest messaging, and 20% coordinated management with agreed cleaning and landscaping coordination where local coverage fits. With remote cohosting, the owner arranges cleaners and local support. Vendor bills remain separate owner expenses under either plan.

The management percentage applies to accommodation charges after discounts, excluding cleaning charges, taxes, deposits and other extras. On $500 of discounted accommodation charges, that is $75 at 15% or $100 at 20%. See X7 Stays management options and confirm your property-specific scope in the agreement.

2. How will you manage my nightly rates?

Ask who reviews pricing and what prompts an adjustment. A useful conversation should cover quieter dates, busy periods, minimum stays and the balance between filling the calendar and protecting the value of a reservation.

X7 Stays describes dynamic pricing and listing optimization as part of its approach. Ask how that approach would apply to your particular property, rather than treating a general estimate as a promise.

3. Who answers guests when something goes wrong?

Find out who handles messages before arrival, during the stay and after checkout. Ask about response coverage, urgent issues and when the owner gets involved.

A clear escalation process matters as much as a friendly welcome message. Everyone should know who can authorize a solution and what spending requires approval.

4. How are cleaning and property readiness checked?

Scheduling a cleaner is one step. Ask how completion is confirmed, who notices missing supplies and how damage or maintenance needs are reported before the next arrival.

For a remote owner, clarify which tasks require a local person and who arranges that support.

5. What reporting will I receive?

Ask for a sample owner statement. You should be able to understand booking income, management charges and property expenses without piecing together several conversations.

Discuss how performance will be reviewed and which information you can access yourself. A busy calendar alone does not explain what the property earns after costs.

6. What are the agreement and cancellation terms?

Check the notice period, responsibility for existing reservations and what happens to listing access when the relationship ends.

X7 Stays’ FAQ describes percentage-based, month-to-month management without long-term contracts. Review the actual agreement for the details that apply to your property.

7. Is my property a good fit?

Location, property condition and the availability of local support should be part of the discussion. Ask the manager to explain both the opportunity and the work needed to get started.

X7 Stays is based in Kentucky and considers properties outside the state case by case, including vacation markets. Its listed services include guest communication, pricing, listing optimization and cleaning coordination.
